Pre-Construction
Pre-construction is a critical stage for every project. During this construction service, we give clients the ability to build without bringing in a developer. By bringing in a contractor in the early stages, our clients can involve us in the smallest details of their plans and work through complexities—ultimately saving them time and money.
Development Assistance
Many clients come to us needing both a developer and a builder. CS Construction’s pre-construction services are unique in that we do development work as well. This means we can execute the build without bringing another person in, ultimately streamlining the process and saving complications down the road.
Benefits of Pre-Construction Planning
Confidence comes from being over-prepared, or so the saying goes. The CS Construction team prides itself on being prepared down to the last detail and also looking at the big picture. Pre-construction planning can create a positive ripple effect throughout the entire construction process. Not only does it help determine the timeline and key milestones, but this planning also prevents problems for a smooth and successful build. Not to mention that with the proper planning, you’re more likely to meet your goals for project cost, completion, and scope.
Services
During the pre-construction process, we provide the following:
- Input on field constructability and scheduling
- Contribute relevant construction experiences (dos and don’ts that pertain to the project)
- Provide preliminary analysis of the project scope and develop a baseline schedule based on this scope
- Provide several cost-benefit analyses, reviewing all aspects of constructability
- Address long lead material and equipment procurement packages
- Work closely with MEP subs during design for best systems, budgeting, coordination of equipment placements, and duct/conduit routing
- Land use and building permit review and approval
- Work closely with Design Team Engineers to review constructability and design options
- Develop bid packages and solicitations
- Assist the design team with document coordination to reduce/eliminate work scope gaps that could result in change orders
